Mortgage
A low rate is not enough. What counts is the structure of your financing over time.
SARON or fixed rate
A SARON mortgage follows the Swiss franc reference rate: your interest varies with the market. A fixed rate stabilises your costs for a period you choose. Combining the two is also possible. The right choice depends on your budget and your tolerance for fluctuations.
Amortisation
Part of the debt must be repaid within a period set by the banks’ rules. Amortisation can be direct (you repay the debt) or indirect (you pay into a pledged third-pillar account, pillar 3a). The two methods do not have the same tax effect.
Own funds
Banks require a share of own funds, part of which must not come from the 2nd pillar (LPP, occupational pension). Using your pension fund is possible, but a withdrawal reduces your benefits in the event of disability or death.
What I do
I help you compare offers and structure your financing: own funds, the share from your pension savings, type of rate, amortisation and protection for your family. The decision stays with you.
